Requirements for Short-Sale Purchase Agreement

7. Title: Ca. Homeowners Policy. Lawyers Title: “Nicole McGrath”.
8. Buyer to pay for Home Warranty. Fidelity National Home Warranty.
9. If Applicable, Buyer to pay for HOA transfer fee and document preparation fee.
10. Include C.A.R. Form CC (Cancellation of Contract, Release of Deposit and Escrow Instructions). Section 1. Check items 1. both Buyer and Seller / 1.F. Mutual Agreement. Section 2. Check item 2.A. Sign both sections. (( This is just to sit in the file and be available to get the buyer's deposit back quickly if needed)) If you are uncomfortable with this then don't send.
11. Include C.A.R. Form SSA (Short-Sale Addendum), Clause A. to be 45 Days. Clause B.2.(ii) leave un-checked.
